introduction
I have been a resident of Mt Druitt since 1988. Besides my extended family in the local area, I am well acquainted with a number of great organisations such as schools, businesses, places of worship, and numerous residents.
EDUCATION
A strong advocate of education, I have since undertaken 12 years of tertiary education, in process completed university degrees in Bachelor of Housing / Construction Management at University of Western Sydney, and Bachelor of Science at University of Technology.
In addition I have completed a number of TAFE Certificates relating to Real Estate, Mortgage Broking, Construction and OH&S.
Business & Investments
I established my property development company, Urban Estate Developments Pty Ltd, in 2007. It undertakes its own development projects, offers consultancy services to others, and is the project director of the renowned Western Sydney Theme Park project which includes the Sydney’s Wonderland theme park.
I next established my construction company, Urban Estate Constructions Pty Ltd, in 2010 which offers building construction services for commercial, industrial and residential projects. The company will soon embark upon project homes and looks forward to running a major housing affordability initiative in the coming months.
Finally, I have established my property investment company, Urban Estate Investments, in late 2012. This company has embarked upon real estate and property advisory services, and will soon expand to offer other services related to property transactions from start to finish.
My vision for australia
I believe that every young Australian has the potential to be a highly skilled professional in their key area of interest, and become an entrepreneur. Such motivation through high school years, greater access of education thereafter, and simple business building strategies has the potential to make an astounding difference to their lives along with our economy.
I believe that flexible but responsible urban planning and housing policies can make the great Australian dream a reality for a lot more people. Simplified housing designs, special town planning provisions, combined with urban renewal of aging suburbs will not just bring good quality and very affordable housing stock to the market, but also completely transform what may otherwise be dilapidated or socially disadvantaged towns and suburbs.
In my own electorate of Chifley, I feel a greater responsibility to tackle the region's higher than average unemployment rate, as well as the limitations to the medical and transport facilities, and infrastructure. It is up to me to take full advantage of the new economic power from the region's own strong business growth, particularly in the new business parks at Marsden Park and Huntingwood, and to keep as many of the newly generated jobs for the locals by bridging the education gap.
It will also be up to me to turn the clock back on Mt Druitt Hospital and take it to a top class regional hospital, expand the area's public transport network, and initiate road upgrades and new links to overcome a number of traffic bottle-necks leading to and from the M4 and M7 Motorways.
My vision for a new generation of politics
I believe that perfect harmony and no negativity does not only eliminate (or frustrate) opposition out of existence, but also eliminates fear that otherwise paralyses great leaders, along with their initiatives that could otherwise be of unimaginable benefit to the population.
In the face of spiraling negativity, corruption and scandals, the field of politics currently calls for a new generation of leadership - a demand which indicates nothing less than an emergency. My goal is to bring about the much sought after new generation of politics. "If it is to be, it is up to me"!

Education Policy:
- Higher quality of school buildings and facilities. Use of new technology in school education.
- Real life education with financial education as a necessity from start of high school.
- Business education for all students, starting from Year 10.
- Special facilities and education plans for gifted and talented students, for greater encouragement and high level achievements.
- A new special campus/division of Chifley high school for the region's highest achieving students
- TAFE and University links with high schools to foster early introduction of students to tertiary education, and access to the highly qualified teachers.
- Exposure of job seekers to positive reinforcement and motivational programs
- Newstart allowance continuing for a fixed period of 6-months, regardless of whether the applicants finds a job or not.
- High emphasis and/or requirement of education and assistance with industry specific training for school leavers and unemployed
- Improved, strategic job search strategies such as targeting specific employers and 'moulding' to their business requirements
- Taxation incentives for highly active job seekers passing certain criteria.
- First Home Owner's Grant re-introduced to all property transactions, and extended to property investors.
- Home deposit finance to assist qualified home buyers into their own homes in certain regions.
- Develop links with banks and other lenders to address their specific criteria, and clear the hurdles for large number of home buyers facing difficulties getting into their own property.
- Development of affordable housing via the "$300,000 house".
- Urban renewal of ex-Housing Commission suburbs, creating land opportunities for the "$300,000 house".
- Support, incentives and special planning provisions for property developers to bring generous stock of rental accommodation to the market.
Transport, Infrastructure & Tourism policy:
- Fast-track the full development of the 'Werrington Arterial' project.
- Introduce a new T-Way directly linking Erskine Business Park, St Clair, Minchinbury industrial, and Marsden Business Park, along with Mt Druitt train station and the upcoming Marsden Park train station (end of North-West Rail Link).
- Additional commuter parking or multi-storey car parks at Rooty Hill and Doonside train stations.
- Support the M9 Freeway and WestConnex projects.
- Introduce a major tourism and recreational project that may hold international significance.
- Develop Mt Druitt Hospital to a major regional hospital, possibly with private sector investment.
- Develop GP-Superclinics in Mt Druitt and Riverstone
- Support continuation of Medicare in its current form.
- Introduce business-start incentives for entrepreneurs, including taxation benefits for first 2 years.
- Offer small loans for unemployed starting a business.
- Provide free education, support and growth opportunities for small business either starting up or within first year of operation in the Chifley region.
- Provide further incentives for new businesses that create jobs in the Chifley region.
- Recognition and protection of indigenous cultures and values.
- Encourage participation in community development.
- Involve indigenous leaders in policy making.
- Offer additional resources, education and training for employment and business starts.
- Provide Improved housing and aged care facilities.
- Provide additional community based transport.
- Provide greater access to healthcare.
Immigration Policy:
- Education for migrants to understand and follow Australian laws, history, values and way of life.
- Invite business migration to bolster investment into the region
- Offer fee-based immigration to discourage people smugglers.
- Support refugee migration programs initiated by the Federal Government.
The Chifley Ridge Development is a proposed major redevelopment of the Mount Druitt North region. The proposal would be initiated by Ammar Khan as the Federal Member for Chifley when elected. Aimed at revolutionising the area, the plan is to:
- Generate multiple avenues of job creation for the region and help fight high levels of unemployment through new infrastructure and opportunities. Unemployment is currently well above national average in the area. 21% of the Mt Druitt precinct households are low income households with an income of less than $600/PW.
- Transform the housing market and assist moving people out of social housing into the private market. Waiting times in the region for the former are now 10+ years.
- Push for a reform of social housing and start having tenants linked to social workers. A significant percentage of social housing tenants have drug and alcohol problems, welfare dependence issues, incidents of child neglect and abuse, mental illness, and domestic violence.
The Vision
The project’s vision is to be hugely transformative for the region.
The Chifley Ridge Development is a community and property development initiative that would revolutionise the region's availability of housing, quality of life, amenities, education, and enterprising business.
It will also prioritise sustainable development and conservation of the environment.
The Plan
The project would introduce simplified town planning policies to fast-track housing redevelopment, which would act as a catalyst for the region’s housing improvement.
This would be followed closely by exciting educational, business and employment opportunities, including funding for community-wide projects in local streets, parks, reserves, schools and commercial outlets.
The Management
The Chifley Ridge Development would be managed locally with all key aspects, such as town planning, community consultation, development consents, funding and allocating the business and employment opportunities to within the local community.
For successful implementation, governance and future growth, a new Chifley Ridge Development Committee (CRDC) will be established. It is proposed that CRDC would be a combination of representatives of NSW Government, Blacktown City Council, local associations, clubs and major businesses, community elders & leaders, and other prominent members of the region.
The Community
Led by the CRDC, the Chifley Ridge Development would see wide ranging community programs and initiatives for the young, the unemployed, the disabled, and senior citizens.
Coupled with the rise in new education, business and employment opportunities, the local community will inevitably experience a new wave of prosperity and pride.
Such prosperity would be self-perpetuating, as previous participants become the new mentors, and more new participants come on board.
The Outcome
The Chifley Ridge Development would be transformative for the Mt Druitt North area after many decades of stagnation, with new housing, schools offering a higher level of education, local parks filled with new attractions and facilities, and local shopping centres greatly increasing their activity through the likes of weekend markets.
Finally - and most importantly - a major shift will occur in the local demographics, as a direct result of phenomenal new higher income opportunities in business and employment.
